Agency vs. Procuring Cause: And the winner is ...
The primary purpose of this course is to identify, distinguish and discuss
the differences between agency relationships and being the procuring cause of a successful transaction.
With the current residential market being so "fast paced", i.e., multiple offers on many listed properties,
there has been a noted increase in the number of arbitration complaints filed
with REALTOR(R) associations and, in some circles, legal action regarding procuring cause.
 
This elective course is designed to be a "connect-the-dots" course. 
That is, this is not a "here is the law, now obey it" course. 
But rather, this is a fact based, read-discuss-analyze and
then assess the merits of "how do you do this" when engaged
in an agency relationship.

 

This course  reviews the various agency laws and rules,

and then participants evaluate actual NC cases wherein brokers served as a dual agent,
including in one case where the listing agent was also a buyer agent and was also the seller!
